The municipal tax discount nobody gives you automatically.
As an oleh you can take up to 90% off your arnona for a year. It is opt-in, it is never awarded on its own, and plenty of people never claim it. Work out what yours is worth, then go and ask for it.
Worth claiming, over the 12 months
₪5,460 to ₪7,020
A range because the rate is set by your municipality: the research records 70% at the low end and 90% commonly. Your city decides which.
We will not guess your deadline
Published sources give 31 March, 30 June, 31 August, October and 31 December for this, because each municipality sets its own and the date has moved between years. A confident date here would cause exactly the missed claim this page exists to prevent. Ring your city’s arnona office, or check its website, and ask two questions: what is the deadline, and what is the rate.
What to bring
- Your Teudat Oleh.
- An arnona bill with YOUR name on it. A bill in the landlord’s name will not do, and this is the most common reason a claim fails.
- A rental contract of at least 12 months, or proof that you own the property.
What loses it
- Not applying. The discount is opt-in and nobody awards it automatically, which is why so many olim never receive it.
- Missing a payment after it is granted. The discount is cancelled at year end if the account falls behind.
- Leaving it past your first 24 months as an oleh. The 12 months of discount must be used inside that window.
